Buyer’s Inspection

This inspection service is our top-to-bottom property evaluation for home-buyers. We’ll get right down to business, identifying your prospective home’s strengths and weaknesses, and sending out a full inspection report within 24 hours.

Pre-Listing Inspection

Before you put your home up for sale, having it professionally inspected will save you time and stress in the end. We’ll be able to identify deficiencies in the home’s condition while there is still an open window of opportunity for putting repairs into place. This also enables you to have a conversation with prospective buyers when the home is shown if you decide not to make repairs. When they already have knowledge of defective components, their own inspection won’t turn up any surprises that may lead to an unsuccessful sale.

New Construction Inspection

If you’re about to close on a newly constructed home, schedule this inspection service first to make sure that your interests are protected. We’ll arrive for inspection prior to the builder’s final walkthrough, collecting information about existing defects and oversights that were made over the course of construction so that you can negotiate for improvements to be put into place before the transaction is final.

New Construction Phase Inspections

We can also perform an inspection of new home construction earlier in the build, or at multiple different phases. Many clients request a pre-drywall inspection so that we can thoroughly evaluate the main structure of the home before wall-covering materials are installed. We can also inspect the property when the foundation is first poured, and again before the builder’s final walkthrough.

11th Month Warranty Inspection

If you’re buying a brand new home, it should be protected by a builder’s warranty. These warranties are usually good for the first year of homeownership, and we strongly recommend having the home inspected before time is up on your warranty. We’ll learn about issues in the structure or mechanical systems of the home that have emerged since the purchase, giving you the full rundown of our findings so that you can take action in the event that your warranty agreement covers certain repairs or improvements.

Home Maintenance Inspection

For this inspection service, we work with existing homeowners to help come up with a home maintenance plan that is catered to the home’s current and ongoing needs. We’ll begin by conducting a thorough evaluation of the home, putting together a detailed inspection report that will include home maintenance tips based on our findings.

4 Point Inspection

When you start looking into insurance for your prospective home, you’ll likely be notified by the agent that a 4 Point Inspection will be required before a policy is offered. This inspection service focuses on the home’s most critical components—the roofing system, plumbing system, HVAC system, and electrical system.


Schedule a re-inspection once the seller of your prospective home has given you a call to inform you that your repair and improvement requests have been completed. We’ll then perform a re-inspection of those areas of the home, ensuring that the seller is being honest about the work and that no other issues have arisen.

Radon Testing

Radon Testing can be scheduled as a standalone service, or added to your Buyer’s Inspection for an additional fee. We’ll utilize a cutting-edge radon monitor to test your home for this naturally-occurring, but dangerous gas. If radon levels are found to be higher than what is deemed safe by the EPA, radon mitigation will be recommended.

Mold Testing

For this inspection service, we’ll inspect a home for areas that may be affected by mold growth. As necessary, we can collect samples from the air and surfaces to send off for professional laboratory testing so that we can form a clearer picture of mold spore concentration and the types of molds that may be present. This is a standalone service that can also be added to your Buyer’s Inspection for an extra charge.

Lead Paint Testing

Lead Paint Testing is another standalone service that is available as an add-on to your standard Buyer’s Inspection. This inspection service is important to consider if you’re investing in an older home that may have been painted with lead-containing materials. We’ll test the paint to see if lead is present, recommending professional removal if necessary.
